What to expect when you sign with Dockside and how the process works.

  • How long does it take to start earning with a property manager?

    Most properties managed by Dockside are live and accepting bookings within 2–4 weeks of signing. The onboarding process includes a property walkthrough, professional photography coordination, listing creation on Airbnb, and setup of our direct booking channel. If your property is already furnished and ready for guests, the timeline is on the shorter end. Once live, you can expect your first bookings within days on platforms with strong demand like the Chain O' Lakes, especially during peak season from May through September.

  • Can I still use my property when it's managed?

    Yes, owner use is built into the program. You simply block your desired dates in advance through our owner portal and those dates are held exclusively for you. We ask that owner blocks are reasonable and planned ahead so we can manage booking windows effectively, especially during peak summer weekends. Many owners take a few weeks each summer and a weekend or two in the off-season. The property is yours, we just handle the business of renting it when you're not using it.

  • Do you manage properties outside the three resort properties?

    Yes. While Dockside operates Petite Lake Resort and Cypress Resort as our flagship managed properties, we also offer full-service vacation rental management for individual lakefront homes and cottages on the Chain O' Lakes.   • How does Dockside handle taxes on rental income?

    Airbnb automatically collects and remits state and local occupancy taxes on bookings made through its platform in Illinois. For direct bookings through our owned resort sites, Dockside handles tax collection and remittance on your behalf. You will receive a monthly statement showing gross revenue, taxes collected, our management fee, and your net payout. You are responsible for reporting rental income on your federal and Illinois state tax returns, we provide the data you need to do so, but recommend working with a CPA familiar with short-term rental income.

    A full-service vacation rental manager handles every operational aspect of your short-term rental so you don't have to be involved day-to-day. This includes creating and optimizing your Airbnb listing and direct booking channel; setting and adjusting nightly pricing dynamically; answering all guest inquiries and managing communication from booking through checkout; coordinating professional cleaning and inspection after each stay; handling maintenance issues with vetted local vendors; collecting and remitting lodging taxes; and providing monthly financial statements. The goal is a completely hands-off income stream for the owner.

  • What happens if a guest damages my property?

    Airbnb's AirCover program provides up to $3 million in host damage protection. Dockside documents property condition before and after every stay through our cleaning and inspection process, which ensures damage is identified promptly and claims are filed accurately. For minor wear-and-tear or damage below claim thresholds, we work with owners on a case-by-case basis. We also recommend property owners carry a short-term rental rider on their homeowner's insurance policy as an additional layer of protection.
