You get an owner portal where you can see your calendar, block personal dates, and track revenue at any time. You collect your monthly payout and don't answer a single guest text.

The Process

From Submission to First Booking: Four Steps

1️⃣ Submit Your Property

Fill out the short property form with your address, bedroom count, and waterfront access details. Takes 3 minutes. We review every submission within 24 hours and follow up to schedule a call or walkthrough.

2️⃣ Get Your Revenue Projection

Dockside prepares a custom revenue projection based on comparable managed properties on the Chain O' Lakes. You'll see realistic gross revenue ranges, occupancy data, and what you'd net after fees. No commitment required at this stage.

3️⃣ Onboarding: Photos, Listing, Pricing

Once you decide to move forward, we schedule a property walkthrough, coordinate a professional photo shoot, write your listing, and calibrate pricing for your property's amenity set and seasonal calendar. Most properties go live within 2 to 3 weeks of signing.

4️⃣ Start Earning

Your property goes live on Airbnb and the Dockside direct booking platform. From this point, Dockside handles all guest communication, cleaning, maintenance, and reporting. You check your monthly statement and block dates when you want to use the property. That's it.
